1. About us

Use Us is a trading name of The Content Group Limited (company number 10850515), Second Floor, 289 Green Lanes, Palmers Green, London N13 4XS ("we", "us"). Contact: hello@useus.ai. These terms apply when we review documents for you. Use Us is for businesses, not consumers.

2. Beta

Use Us is in beta and available by invitation. We may change, pause or limit the service while we refine it. We will always finish a review we have accepted.

3. What we do

You send us your lease and any related documents. Our AI specialist, Luke, reads them and a person checks every finding before the report reaches you. The report explains the lease in plain English, ranks the points we think are worth raising, flags possible gaps and links each point to the clause it came from.

We aim to send your report within 48 hours of receiving all your documents and, where a fee is due, payment. If a review will take longer, for example because the documents are unusually long, we will tell you before we start.

We work only from the documents you send. We don't inspect the property, check title or planning, verify facts about the landlord or the building, or negotiate on your behalf.

4. Information, not legal advice

We are not a law firm and the report is not legal advice. It is information to help you understand your lease and brief your solicitor or other advisers, who remain responsible for advising you. Where we think you need a solicitor, we will say so. We give our view on what is worth raising, but every decision about the lease is yours.

A review can't guarantee to identify every issue in a document, and the report reflects the documents as sent to us on the date of the review.

5. Fees

• Lease review and report: £395.
• Each additional document read against the lease (for example heads of terms, rent deposit deed, licence or service charge budget): £50.
• Fees are payable in advance. We are not VAT registered, so no VAT is added.

6. Free first review

New businesses, first-time operators and independent shops can have their first lease review and report free. The offer is one review per business, for requests accepted by 31 December 2026. If you join the waiting list before then and we invite you, we will honour the offer even if the review happens after that date. We decide eligibility and may decline a request that falls outside the spirit of the offer. Additional documents are charged at £50 each unless we agree otherwise.

7. Your documents

You confirm you are entitled to share the documents you send us. We keep them confidential, use them only to carry out your review, never share them with your landlord or anyone on the other side of your deal, and delete them when you ask. Our privacy policy explains how we handle personal data.

8. Our responsibility to you

We will carry out each review with reasonable care and skill. Our total liability to you in connection with any review, however it arises, is limited to £395. We are not liable for indirect or consequential loss, or for loss of profit, business or opportunity. Nothing in these terms limits liability that cannot legally be limited, such as for fraud or for death or personal injury caused by negligence.

9. Complaints

If something isn't right, tell us at hello@useus.ai and give us a chance to put it right. We will acknowledge your complaint within five working days and aim to give you a full response within 20 working days. If we need longer, we will tell you why.

10. General

We may update these terms; the version on this page when we accept your review applies to it. These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
